Landlords

Destiny Scotland will place details of your property on the Open Golf Rentals website, including photographs, rental fee and location.

We will liaise with you and any potential tenants in relation to viewing enquiries and negotiations. (The letting agreements are approved by ARLA).

We market heavily in the US to the USPGA and associated members. We also market to our repeat golf visitors looking for quality accommodation for the week.

Bookings
At the time of booking a tenant will pay a reservation fee and security deposit, which is equivalent to 25% of the gross rent.

Their additional FULL gross rental payment of 100% will then be due at our offices by the 30^th April 2010. For properties booked after 30^th April 2010 tenants will be asked to pay the reservation fee and security deposit PLUS the full rent at the time of booking.

Cancellations
A tenant is entitled to cancel the Letting Agreement prior to 30^th April 2010 on forfeiture of the 30% reservation fee and security deposit. This will then be payable to the owner, less Destiny Scotland’s fees, subject to VAT.

Should the tenant cancel after 5 April 2010 and full payment has been received, then only the reservation fee and security deposit will be returned to the tenant.

The rent is forfeited in full and will be paid to the property owner less our fees.

Your payment
When we are in receipt of the FULL rent, prior to the championship we will pay 80% of the gross agreed rental, less our fees, to the property owner.

The remaining 20% will be held in case any repairs or similar are required over the letting period. The balance of the 20% will be passed to the owner as quickly as is practically possible after the letting period.

What does the rent include?
The rent agreed will include electricity and gas or oil consumed during the period of occupancy. It also includes the telephone rental, local council tax and insurance of the property, but the ingoing occupiers will be responsible for the cost of telephone calls.

Owners must supply Destiny Scotland with the full itemised telephone bill for the letting period within 14 days after the end of the tenancy.

Our fees
The fee charge due to Destiny Scotland will be 15% plus VAT of the gross rent for the period.

Requirements

Property presentation

It is very important that your property is presentable and welcoming. Your property needs to be clean and tidy. If your property has not been cleaned to an acceptable standard, Destiny Scotland reserves the right to get professional cleaners in to satisfy the guest.

Reception rooms must have adequate seating to accommodate the maximum number of guests
Kitchen must be equipped with adequate crockery & cutlery for the maximum number of guests
All beds must be made up, with all linen freshly laundered
One change of linen to be available for each bed let
All mattresses must have mattress covers fitted
Two sets of towels should be available per person
At least one wardrobe is required in each bedroom
Refrigerator must be empty, defrosted and spotlessly clean
Freezer space must be available
Owner’s own frozen items to be stored in a bin liner and clearly marked
Non-perishable dried goods to kitchen cupboards may be left but stored separately leaving space for new provisions
All cupboards must in any event be left clean and tidy and ready for use
All kitchen appliances (such and ovens and microwaves) must be left scrupulously clean and fresh
Instruction booklets must be left out in the kitchen for all appliances, alarms, central heating etc
If not available, explicit instructions should be prepared and left for your tenants in a file
Items of particular monetary or sentimental value should be removed from the premises or locked/stored away
Any loft areas/rooms/garages being retained by owners must be clearly marked and locked
At least one television must be present and in full working order
Garden grounds must be neat, tidy and well maintained
One set of keys are required per bedroom. Also please remember to keep a spare key
An updated inventory must be kept on display for guests to see
